About our fire rated sealant in Greosabhagh

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on flats & HMOs, linear gaps and pipe & cable gaps, and common reasons people get in touch are sealant items on a fire risk assessment action list and linear gaps at the head of walls.

For holiday lets, guest houses and community buildings in or near Greosabhagh, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Report cracked or damaged seals as soon as you notice them
  • Look in service cupboards and ceiling voids from time to time
  • Take photos of fire stopping before ceilings or boxing go back
  • Keep the record of products and locations with your fire safety documents

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

What the job involves on each surface

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance so residents know what to expect.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.

Do you need fire rated sealant in Greosabhagh?

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Most people get in touch when they notice one of these:

  • Door frames with gaps between frame and wall
  • Seals cut through by electricians, plumbers or data installers
  • Ordinary sealant used where a fire-rated product was needed
  • Open joints along the top of partitions

Whether the job is in Greosabhagh itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • The length of the guarantee
  • Which colour the sealant will be
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant

What we can’t put right

In fairness, some problems need a different trade:

  • Fire risk assessments, which need a qualified assessor
  • Issuing a fire rating or certificate for a building
  • Construction that doesn’t provide fire resistance on its own

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

FAQs for Greosabhagh

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Greosabhagh within the area you cover?

Yes, Greosabhagh is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Do you work in flats, HMOs and commercial buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use and we plan access around the people using them. Out-of-hours work can be arranged where it’s needed.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Greosabhagh depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children
