How we handle fire rated sealant in Froxfield Green

We can work through a building room by room or floor by floor, noting the locations and products as we go. That record is useful for your files and for whoever looks at the building next. We work on linear gaps, flats & HMOs and door frames, and the jobs we see most are gaps where walls meet ceilings or slabs and fire stopping disturbed by later work.

In a village or hamlet like Froxfield Green, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

All our work is covered by our one-year guarantee, wherever you are in Hampshire.

Workplaces and buildings in Froxfield Green

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

For buildings such as Church of St Peter on the Green, gaps around pipes and cables are worth checking after any building work there. If you let a flat or house near Petersfield station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Schools such as Froxfield Church of England Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Assessing a building’s fire safety
  • Big openings where sealant alone is not the tested solution
  • A wall that is not a fire-resisting element to begin with

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Never patch a fire seal with standard sealant
  • Plan fire stopping into any work that goes through walls or floors
  • Check risers, ceiling voids and cupboards during building checks
  • Take pictures of fire stopping before ceilings or boxing go back

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Froxfield Green, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Related advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Leave it or put it right?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Where a wall is exposed, as many are in small places like Froxfield Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

FAQs for Froxfield Green

Do you cover smaller places like Froxfield Green?

Yes. Froxfield Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Petersfield station?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can you work in occupied buildings?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Let us know the building’s hours and we’ll plan the work to suit.

What does intumescent mean?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

How long does fire rated sealant take?

A typical job takes a few hours for a handful of gaps, and longer for a whole building. Your quote will say how long we expect yours to take.
