Our applicators work in Closeburn on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.

  • Fire stopping disturbed by later work
  • Unsealed gaps where pipes and cables go through a wall
  • Ordinary sealant used where a fire-rated product was needed

Fire rated sealant for Closeburn homes and businesses

Different surfaces, different methods

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length so there are no open sections left.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on. If you have gaps flagged on a fire risk assessment and open joints along the top of partitions, we can put it right, on flats & HMOs, door frames and service penetrations alike.

In a smaller place like Closeburn, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

There’s a 12-month guarantee on every job, whatever its size.

Closeburn: your questions answered

Do you cover smaller places like Closeburn?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

How do Scotland’s building regulations apply to fire-rated sealant in Closeburn?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you assess my building’s fire safety?

No. That’s for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Will we have a record of what was sealed?

Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.

Do you have insurance?

Yes. We are fully insured.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Where are you based?

We work from Crawley. We cover Closeburn and the rest of Dumfries and Galloway.

Leave it or put it right?

For some gaps, sealant isn’t the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. Around Closeburn, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Do not paint over fire sealant until it has cured
  • Report cracked or damaged seals as soon as you notice them
  • Never patch a fire seal with standard sealant
  • Photograph sealed gaps before they’re covered up

Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Closeburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

If you look after a church, hall or community building such as Closeburn Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking. When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Sign-off of the building, which sits with building control or your assessor
  • Openings too large for sealant, which need batts, boards or another system
  • Fire doors that need new seals, closers or hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
