Fire rated sealant in Bonkle

Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. We work on door frames, pipe & cable gaps and flats & HMOs, and people most often call us about ordinary sealant used where a fire-rated product was needed and unsealed gaps around fire door frames.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Each job carries a 12-month guarantee, large or small.

Bonkle questions

Will you come out to Bonkle?

Yes. Bonkle is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Hartwood station?

Yes. We work for landlords and letting agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What does fire rated sealant cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can I use normal mastic around a pipe through a fire wall?

No. Where a fire-rated seal is needed, it has to be a product tested for that use fitted to the maker’s details.

When something else is needed

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Fire risk assessments, which need a qualified assessor
  • Issuing a fire rating or certificate for a building
  • Big openings where sealant alone isn’t the tested solution

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Pipe & cable gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames
  • Linear gaps
  • Service penetrations

How it works

Before we leave, we go over the finished joints with you. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. Somewhere like Bonkle may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Before we arrive

  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in

Why deal with it now?

A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What you get with us

  • An ARBOMaster approved applicator
  • Over 20 years’ experience
  • Every job guaranteed for a year
  • Any old sealant cut out fully, not covered over

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Take photos of fire stopping before ceilings or boxing go back
  • Ask which product was used before you paint
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Keep the record of products and locations with your fire safety documents

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t and we will tell you which one you have.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

Commercial buildings in Bonkle

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

Community buildings like Bonkle Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. For landlords with property near Hartwood station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What the job involves on each surface

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and the locations noted.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the sealant bonds.

Common problems we fix in Bonkle

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.

The most common problems we see are:

  • Unsealed gaps around fire door frames
  • Linear gaps at the head of walls
  • New service routes left unsealed after building work
  • Joints picked up in a fire-stopping survey

Schools such as Coltness High School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.
