Uxbridge: your questions answered

Is Uxbridge within the area you cover?

Do you cover Uxbridge for external mastic?

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together.

How we handle external mastic in Uxbridge

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what access is needed. Common call-outs are for damp patches traced to an open external joint and gaps where render, brick and frames meet, across joints between brick and frames, façade panels and render & cladding joints.

Outbuildings, garages and conservatories around homes in places like Uxbridge add more joints to look after. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the damage spreads beyond the joint. In a smaller place like Uxbridge, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Uxbridge buildings and the weather

With historic houses such as Ickenham Hall (about 2.2 miles north-east) nearby, there’s older building stock in the area around Uxbridge as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near West Drayton station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Managing a site like Whitehall Junior School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints

What we’re called out for in Uxbridge

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Signs it’s time to call us include:

  • Old sealant gone brittle and cracked
  • Rain getting behind render or cladding at a joint
  • Joints pointed up with cement by mistake
  • Joints where the bead has come unstuck

For an older house near a landmark such as Church of St Andrew, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How to choose a mastic man

How the job changes by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before the bead.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours for a handful of joints, longer for a whole elevation. A visit to Uxbridge is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep soil, plants and ivy away from the joints
  • Make sure movement joints are not pointed over
  • Fix overflowing gutters above sealed joints
  • Walk round the building once a year and look at the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
