What affects the quote in St George's Fields

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Which sealant suits the joint
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Where the property is
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

About our external mastic in St George's Fields

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We’re often asked to deal with rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint, across concrete & block, joints between brick and frames and render & cladding joints.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. For a flat in St George's Fields, check the lease for who looks after the outside.

All of our work is guaranteed for twelve months, in St George's Fields and everywhere else we cover.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in St George's Fields, the repair is bigger than a sealant job.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Landlord and commercial work in St George's Fields

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in St George's Fields and across Greater London. Several sites can go on one quote, and we are fully insured.

What we cannot put right

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Damp that is not coming from the joint
  • Cracking across the wall rather than at a joint
  • Movement that is more than a sealant joint can take

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

Surfaces we seal

  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Copings & trims

Surface by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. We choose the product to suit.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. In St George's Fields, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

FAQs for St George's Fields

I let a flat near Elephant & Castle station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Can parking be tricky for a visit in St George's Fields?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Should I point up the gap in my brickwork?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

St George's Fields buildings and the weather

London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts. Historic houses like Benjamin Franklin House (about 1.1 miles north-west) are a reminder that the area around St George's Fields has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Letting a property close to Elephant & Castle station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. St George's Fields is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to Former Church of St Jude include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
