External mastic in Roke

External mastic in Roke, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on façade panels, render & cladding joints and copings & trims, and people most often call us about brick movement joints where the sealant has split and movement joints filled with mortar instead of sealant.

In a village or hamlet like Roke, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

You get a one-year guarantee, the same in Roke as everywhere else we work.

Roke: your questions answered

Is Roke within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on external mastic in Roke?

All our work, in Roke and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

How much does external mastic cost in Roke?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

When something else is needed

A few problems are outside what sealant work can do:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Damp that isn’t coming from the joint

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Walls and rooflines in Roke

Historic houses like Brightwell Manor (about 3.4 miles south-west) are a reminder that the area around Roke has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Benson Church of England Primary School? Then larger buildings have long runs of movement joint that eventually need resealing. In the older streets around Church of St Helen, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What affects the cost of external mastic

There’s no set price list. What we look at:

  • The product the joint needs
  • How many areas need sealing
  • Mould in or behind the old joints
  • When we can work, for business premises

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Roughly how big the job is

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job. Somewhere as small as Roke, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Leave it or put it right?

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Where a wall is exposed, as many are in small places like Roke, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What you get with us

  • Anti-fungal silicone where joints get wet
  • Quality sealants from Arbo and Everbuild
  • ARBOMaster approved applicator
  • We never seal over old sealant

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
