Glazing silicone for homes and businesses in Roke

Not every silicone suits glass. We use a neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. We are often asked to deal with water escaping where a screen meets the wall and glazing silicone that has cracked or come away, on conservatory frames, shower screens and glass-to-frame joints.

Homes in small places like Roke often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Glazing silicone in Roke: local notes

With historic houses such as Brightwell Manor (about 3.4 miles south-west) nearby, there’s older building stock in the area around Roke as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Church of St Helen, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Benson Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for most jobs. Somewhere as small as Roke, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Getting ready for the visit

Surface by surface

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why act early in Roke

Silicone around glazing needs the right product. General-purpose sealant from a DIY shop may not suit glass or the frame so we choose a glazing silicone instead. In a small place like Roke, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Every job guaranteed for a year
  • White, clear, grey or coloured to suit, where the product allows
  • Sealant colour chosen to suit

Take a look at our cost guide or customer reviews.

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid strong solvents on or near the sealant
  • Squeegee the shower screen after each use
  • Check the silicone on glass every year or so
  • Avoid scraping close to the bead

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.

Roke questions

Is there a guarantee on glazing silicone in Roke?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you do glazing silicone in Roke?

Yes. Our work covers London and the South East, and Roke is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can you fix a leaking conservatory?

That depends where the water is getting in. Sealant joints we can renew but roof and panel problems need another trade.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before we start.

Do you have insurance?

Yes, we’re fully insured for every job we do.
