Trusted external mastic in Robroyston

Leave it or put it right?

Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way and it means sorting access once. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

External mastic in Robroyston, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you have brick movement joints where the sealant has split and joints pointed up with cement by mistake, we can help, whatever the surface.

On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Robroyston, access needs planning, and work on shared parts may need the other owners’ agreement.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Adding movement joints to masonry that has none
  • Loose or hollow render, which needs re-rendering
  • Damp that is not coming from the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Act on the first splits you see
  • Avoid pressure-washing directly into sealant joints
  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Robroyston buildings and the weather

Robroyston is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Robroyston station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Provand's Lordship, about 3.1 miles south-west, is one of the historic houses in the wider area around Robroyston.

Your questions about external mastic in Robroyston

Do you cover Robroyston for external mastic?

Yes. We work across all of Scotland, and Robroyston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Who arranges sealant work on the shared parts of a tenement in Robroyston?

It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t, and we can quote for the factor or the owners directly.

Do you work for landlords and businesses?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

Do you have insurance?

Yes. We are fully insured.

What does external mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Is there a guarantee?

Yes. Every job comes with a one-year guarantee.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the building. In a city area like Robroyston, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules

How the job changes by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Send us any details you have about the façade.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so the movement is taken up.
