Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints
  • Façade panels

External mastic in Provanhall

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you have weathered mastic that no longer stretches and failed seals between different materials, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Signs you need external mastic in Provanhall

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

Look out for these signs:

  • Sealant pulling away from one side of the joint
  • Brick movement joints where the sealant has split
  • Failed sealant between panels on a façade
  • Hard, crazed mastic that has stopped moving

If you live in an older home near Saint Benedict's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Questions to ask before booking

  • What guarantee comes with the work
  • Whether they’re fully insured
  • Which sealant they’ll use, and why
  • Whether you can choose the colour

How to choose a mastic man

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. Around Provanhall, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Why act early in Provanhall

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Provanhall, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What you get with us

  • We never seal over old sealant
  • Every job guaranteed for a year
  • You choose the colour before work begins
  • Tidy, careful work

Common questions in Provanhall

I let a flat near Garrowhill station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Provanhall?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

How do I get a quote for external mastic in Provanhall?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

How the job changes by surface

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it before sealing.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Get split or bare joints resealed while the damage is small
  • Ask before painting over external sealant
  • Tell anyone working on the walls about the movement joints
  • Avoid pressure-washing directly into sealant joints

Keep pressure washers away from the sealant. High-pressure water can lift the edges over time.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

External mastic in Provanhall: local notes

Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For landlords with property near Garrowhill station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as St. Leonard's Secondary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.
