External mastic for homes and businesses in Northfields

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. If you’re dealing with old sealant gone brittle and cracked and damp patches traced to an open external joint, we can put it right, on joints between brick and frames, façade panels and concrete & block alike.

Modern London flats rely on sealed movement joints and cladding joints. Period houses have different weak points, such as gutter joints, trims and the line where an extension meets the old wall.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Leave it or put it right?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render, so the problem grows beyond the joint itself. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why Northfields customers choose us

  • Experience in homes, commercial sites and hotels

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Northfields. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Northfields buildings and the weather

With historic houses such as Boston Manor (about 0.5 miles south) nearby, there’s older building stock in the area around Northfields as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Northfields is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Boston Manor, about 0.5 miles south, is one of the historic houses in the wider area around Northfields, and older homes nearby need a sealant that suits their walls. If you let a flat or house near Brentford station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to look after the new joints

After the cure time, these simple habits help:

  • Walk round the building once a year and look at the joints
  • Keep high-pressure jets off the joints
  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

What affects the quote in Northfields

The price is agreed before any work begins. It’s based on:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Access and height
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What we need to know

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • Where the property is
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Damp that is not coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Questions from Northfields

Do you work for landlords with property near Brentford station?

Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.

Can parking be tricky for a visit in Northfields?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Is the work guaranteed?

Yes. There’s a 12-month guarantee on every job, large or small.
