External mastic in North Dell, done properly
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We work on joints between brick and frames, render & cladding joints and brickwork movement joints, and people most often call us about sealant pulling away from one side of the joint and moss and dirt in joints with no sealant left.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
Our work is backed for twelve months, in North Dell and everywhere else we cover.

Walls and rooflines in North Dell
North Dell is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you live in an older home near Church of Scotland, older walls, gutters and the joints where extensions meet them need a flexible sealant. Around North Dell, as everywhere, external mastic is only as good as the preparation behind it.

What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. Around North Dell, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
Why us?
- We agree the colour with you first
- Any old sealant cut out fully, not covered over
- We are fully insured
- An ARBOMaster approved applicator
What we do, step by step
Before we leave, we go over the finished joints with you. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Outside jobs in North Dell need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Do not let climbing plants root in the sealant
- Wash walls gently around the sealant
- Show decorators and builders where the movement joints are
- Keep movement joints as flexible joints, not mortar
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Different surfaces, different methods
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Cracked brickwork or render that needs a builder or plasterer
- Damp that isn’t coming from the joint
- Failed render or damaged cladding panels
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Quotes for external mastic in North Dell
The quote reflects the job in front of us. We take into account:
- Working hours on commercial sites
- Mould in or behind the old joints
- Access and height
- The old material and how stubborn it is
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The rough size of the job
- Access, such as stairs, a lift or height
- The type of property
- Where the job is, and your postcode
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
North Dell: your questions answered
Do you cover North Dell for external mastic?
Yes. Our work covers the whole of Scotland, and North Dell is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Is external mastic in a coastal place like North Dell any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
Will there be a smell?
Some sealants have a smell while they cure. Ventilation helps.
Do you work at height?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.
