Mollinsburn External Mastic

Problem with your movement joints in Mollinsburn? We cut out the old, prepare the joints and apply the right sealant.

  • Sealant pulling away from one side of the joint
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant

External mastic near Mollinsburn

External mastic in Mollinsburn, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We’re often asked to deal with panel joints letting water in and hard, crazed mastic that has stopped moving, across render & cladding joints, façade panels and brickwork movement joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What affects the quote in Mollinsburn

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and send you a clear quote before any work starts.

Questions from Mollinsburn

Will you come out to Mollinsburn?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Mollinsburn for external mastic?

Yes. Our work covers the whole of Scotland, and Mollinsburn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Do you use backing rod?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

Why act early in Mollinsburn

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we’re called out for in Mollinsburn

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

Most people get in touch after spotting something like this:

  • Movement joints with cracked, split or missing sealant
  • Water getting into walls through failed joints
  • Failed sealant between panels on a façade
  • Old sealant gone brittle and cracked

For landlords with property near Greenfaulds station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions to ask before booking

  • What the cure time is
  • How hidden problems are handled
  • How the joint is cleaned and prepared
  • Who turns up on the day

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Failed render or damaged cladding panels
  • Damp that is not coming from the joint
  • Subsidence or other structural problems

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Façade panels
  • Copings & trims
  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints

Mollinsburn buildings and the weather

The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you look after a building such as Greenfaulds High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
