FAQs for Milnathort

What guarantee comes with external mastic in Milnathort?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Milnathort in your area for external mastic?

Yes. We work across all of Scotland, and Milnathort is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

External mastic for homes and businesses in Milnathort

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on brickwork movement joints, façade panels and render & cladding joints, and the jobs we see most are weeds or debris growing in open joints and weathered mastic that no longer stretches.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Big or small, it’s backed by our 12-month guarantee in Milnathort and across Perth and Kinross.

Walls and rooflines in Milnathort

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For site and facilities teams at buildings such as Kinross High School, its movement joints, gutters and trims need looking after like any other building’s.

Milnathort is about 10 miles west of Glenrothes, in Perth and Kinross. Milnathort gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 107 places in Perth and Kinross are on our list, large and small. Our Edinburgh page covers work nearby (21 miles or so).

We work across the KY13 postcode area for external mastic and the streets around it. For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Why act early in Milnathort

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building. Outside jobs in Milnathort need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

What affects the quote in Milnathort

We don’t publish a price list. The quote depends on:

  • The size of the job
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Any mould that needs treating

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

To make quoting easier, let us know:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can

Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep high-pressure jets off the joints
  • Clear growth from the base of walls and joints
  • Never let anyone fill a movement joint with mortar
  • Leave the joints unpainted unless we’ve said otherwise

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.

Do you need external mastic in Milnathort?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Look out for these signs:

  • Rain getting behind render or cladding at a joint
  • Joints with sealant missing in places
  • Joints pointed up with cement by mistake
  • Failed sealant between panels on a façade

If you live in an older home near Parish Church and Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.
