Gairney Bank External Mastic

We cover Gairney Bank for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.

  • Weathered mastic that no longer stretches
  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant

External mastic for Gairney Bank homes and businesses

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

External mastic in Gairney Bank, done properly

On houses, flats and commercial buildings across Gairney Bank, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We’re often asked to deal with joints with sealant missing in places and moss and dirt in joints with no sealant left, across brickwork movement joints, copings & trims and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Gairney Bank is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Gairney Bank depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The size of the job
  • The type of sealant required

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

To make quoting easier, please include:

  • How we’d reach the joints
  • Where the property is
  • Photos by email, if that’s easy
  • If someone has resealed it before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Get split or bare joints resealed while the damage is small
  • Never let anyone fill a movement joint with mortar
  • Check the sealant is paintable before painting near it
  • Walk round the building once a year and look at the joints

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Gairney Bank: your questions answered

Do you cover smaller places like Gairney Bank?

Yes, Gairney Bank is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Gairney Bank?

Yes, Gairney Bank is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Do you use backing rod?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is usually a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

External mastic in Gairney Bank: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

If you let a flat or house near Lochgelly station, outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Kinross High School, its movement joints, gutters and trims need looking after like any other building’s.

What happens if it’s left?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
