External mastic in Littlewick Green

External mastic for homes and businesses in Littlewick Green

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you’re dealing with old sealant gone brittle and cracked and brick movement joints where the sealant has split, we can put it right.

Around Littlewick Green, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water generally gets in.

We stand behind the work with a one-year guarantee.

Why it’s worth doing now in Littlewick Green

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way. Around Littlewick Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Do not let climbing plants root in the sealant
  • Deal with leaking gutters that soak the joints below
  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access from start to finish. Somewhere as small as Littlewick Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Clear the area around the work

Advice

Different surfaces, different methods

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Littlewick Green: your questions answered

Do you work for landlords with property near Maidenhead station?

Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Will you come out to Littlewick Green?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move.

Why do you put foam in the joint first?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

How long does external mastic last?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.

Can I add another job to the visit?

Yes. Just list everything you need.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

External mastic in Littlewick Green: local notes

Historic houses like Harleyford Manor (about 2.8 miles north) are a reminder that the area around Littlewick Green has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Saint John the Evangelist include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you look after a building such as Burchetts Green CofE Infants' School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Maidenhead station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
