External mastic for Heart's Delight homes and businesses

How we handle external mastic in Heart's Delight

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you are dealing with panel joints letting water in and weeds or debris growing in open joints, we can put it right, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Heart's Delight is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

What happens if it’s left?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Older cottages and farmhouses around Heart's Delight can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

When something else is needed

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Cracking across the wall rather than at a joint
  • Structural movement, which needs a surveyor or engineer
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on the building from start to finish. Somewhere as small as Heart's Delight, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

Heart's Delight buildings and the weather

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Minterne Community Junior School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around Church of St Peter and St Paul, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Looking after it afterwards

So the new joints stay in good condition:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Point out the joints to other trades
  • Keep soil, plants and ivy away from the joints

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Common problems we fix in Heart's Delight

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Keep an eye out for any of the following:

  • Hard, crazed mastic that has stopped moving
  • Water getting into walls through failed joints
  • Gaps where render, brick and frames meet
  • Movement joints with cracked, split or missing sealant

If you let a flat or house near Sittingbourne station, outside joints that have cracked can let damp into a rental, so check them between lets.
