External & façade joints in Borden, Kent
Movement joints in Borden need attention? We cut out the old, prepare the joints and apply the right sealant.
- Hard, crazed mastic that has stopped moving
- Joints with sealant missing in places
- Joints where the bead has come unstuck
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How we handle external mastic in Borden
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. If you are dealing with brick movement joints where the sealant has split and old sealant gone brittle and cracked, we can help, whatever the surface.
In a village or hamlet like Borden, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Movement that’s more than a sealant joint can take
- Failed render or damaged cladding panels
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.
What we seal
- Brickwork movement joints
- Copings & trims
- Concrete & block
- Joints between brick and frames
- Render & cladding joints
- Façade panels
For landlords and businesses
If you manage several properties in or around Borden, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Borden buildings and the weather
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Managing a site like Borden Church of England Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Sittingbourne station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. In the older streets around Church of St Peter and St Paul, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Borden: your questions answered
Can you help a landlord with a rental near Sittingbourne station?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Borden?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How do you reach high-level joints?
It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Where are you based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Never let anyone fill a movement joint with mortar
- Don’t let climbing plants root in the sealant
- Show decorators and builders where the movement joints are
- Have failed joints looked at early
Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.
A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
What happens if it’s left?
Sealing over the top of old mastic doesn’t hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Borden, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.

What else we do in Borden
What happens on the day
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Borden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on
- For business premises, tell us about site rules or sign-in

How we quote for external mastic
There’s no set price list, because jobs vary so much. What we look at:
- The type of sealant required
- Any working-time requirements on site
- The amount of work
- The number of rooms or windows
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
What we need to know
What to tell us when you ask for a quote:
- A few photos by email, if you can
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- Whether it has been sealed before
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.
