Gibraltar buildings and the weather

With historic houses such as Waddesdon Manor (about 3.8 miles north-west) nearby, there’s older building stock in the area around Gibraltar as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of Saints Peter and Paul, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Haddenham & Thame Parkway station, outside joints that have cracked can let damp into a rental, so check them between lets.

About our external mastic in Gibraltar

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. We are often asked to deal with failed seals between different materials and weathered mastic that no longer stretches, on brickwork movement joints, concrete & block and render & cladding joints.

In a village or hamlet like Gibraltar, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

How it works

At the end, we look at the finished work together. The work normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Somewhere like Gibraltar needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Make sure movement joints are not pointed over
  • Have failed joints looked at early
  • Fix overflowing gutters above sealed joints
  • Keep soil, plants and ivy away from the joints

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

Common questions in Gibraltar

Do you cover smaller places like Gibraltar?

Yes, Gibraltar is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Gibraltar for external mastic?

Yes. Our work covers London and the South East, and Gibraltar is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

What should I tell you?

A short description and the location. We will ask anything else we need to know.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Why act early in Gibraltar

Water gets in through a failed movement joint and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Older cottages and farmhouses around Gibraltar can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What affects the cost of external mastic

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Whether the work is at height
  • How much there is to do
  • Mould in or behind the old joints
  • The type of sealant required

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • Roughly how big the job is
  • Pictures of the joints, sent by email

To get a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlord and commercial work in Gibraltar

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Walls that need new movement joints cut into them
  • Movement that is more than a sealant joint can take
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before booking.
