External mastic for Edgehill homes and businesses

External mastic in Edgehill

Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We’re often asked to deal with panel joints letting water in and cracked joints where brick meets render or frames, on render & cladding joints, brickwork movement joints and concrete & block.

Around Edgehill, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Edgehill questions

Do you cover Edgehill for external mastic?

Yes, Edgehill is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing.

What guarantee comes with external mastic in Edgehill?

All our work, in Edgehill and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or send us an email.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

The process

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. For a village or hamlet like Edgehill, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts

Advice

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • When we can work, for business premises
  • Whether the work is at height

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

Want a quote for external mastic? Please phone 0345 464 0079 or drop us an email and tell us about the job. We will explain what we’d do and give you a clear price before we start.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Walls that need new movement joints cut into them
  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints

What external mastic looks like in Edgehill

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Upton House (about 1 mile south) nearby, there’s older building stock in the area around Edgehill as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

For an older house near a landmark such as Church of St Peter, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What we’re called out for in Edgehill

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.

Look out for these signs:

  • Joints where the bead has come unstuck
  • Weeds or debris growing in open joints
  • Joints with sealant missing in places
  • Leaking joints around cladding and façade panels

In and around Edgehill, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • What preparation is included
  • Whether you can choose the colour
  • What insurance they hold

Our hiring checklist

Surface by surface

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before the bead.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Where a wall is exposed, as many are in small places like Edgehill, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.
