How the job changes by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

External mastic in Sun Rising, done properly

Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. Common call-outs are for failed seals between different materials and sealant that has lost its bond to the brick or render, across concrete & block, copings & trims and render & cladding joints.

Around Sun Rising, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in.

Questions from Sun Rising

Is external mastic in Sun Rising guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Sun Rising?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before we start from the range available.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

What does external mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a few hours to a few days, depending on the length of joint and the access. In a small place like Sun Rising, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Make sure movement joints aren’t pointed over
  • Fix overflowing gutters above sealed joints
  • Avoid pressure-washing directly into sealant joints
  • Ask before painting over external sealant

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
