Questions from Earlsfield

I let a flat near Earlsfield station. Can you help?

Yes. We work for landlords and agents as well as householders. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Is Earlsfield in your area for external mastic?

Yes, Earlsfield is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear price.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

Are you fully insured?

Yes. Full insurance covers our work.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

What’s an expansion joint in brickwork?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Where are you based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

External mastic in Earlsfield, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. We work on façade panels, copings & trims and concrete & block, and common reasons people get in touch are rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint.

Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Period houses have different weak points, such as gutter joints, trims and the line where an extension meets the old wall.

Big or small, you get the same one-year guarantee.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them
  • Render that is blown, hollow or coming away

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Looking after it afterwards

So the new joints stay in good condition:

  • Tell anyone working on the walls about the movement joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Act on the first splits you see
  • Keep high-pressure jets off the joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Why deal with it now?

Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Earlsfield, the repair is bigger than the sealant job would have been.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. In Earlsfield, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Advice

What external mastic looks like in Earlsfield

Historic houses like Fulham Palace (about 2.3 miles north-west) are a reminder that the area around Earlsfield has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as St John the Divine, older walls, gutters and the joints where extensions meet them need a flexible sealant. As a London address, Earlsfield can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as Beatrix Potter Primary School, its movement joints, gutters and trims need looking after like any other building’s.
