External & façade joints in Densole, Kent
Problem with your movement joints in Densole? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Joints pointed up with cement by mistake
- Sealant that has lost its bond to the brick or render
- Brick movement joints where the sealant has split
How we handle external mastic in Densole
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We work on brickwork movement joints, joints between brick and frames and render & cladding joints, and the jobs we see most are joints where the bead has come unstuck and rigid filler in a joint that should flex.
Outside joints can only be sealed when they’re dry, so work in Densole is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
A 12-month guarantee comes as standard, so you are covered after we have gone.

For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Densole questions
I let a flat near Folkestone West station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Will you come out to Densole?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
Can you seal joints between render and window frames?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How long does external mastic last?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away, and reseal at that point.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens on the day
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the building. In a small place like Densole, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts

Advice
External mastic in Densole: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Acrise Place (about 1.2 miles north-west) nearby, there’s older building stock in the area around Densole as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
If you live in an older home near St Luke's, the joints between older walls, newer extensions and the roofline need a sealant that can move. Managing a site like Hawkinge Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Folkestone West station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What the job involves on each surface
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.
Cladding and façade panels
Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Leave it or put it right?
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Where a wall is exposed, as many are in small places like Densole, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Keeping the joints in good condition
So the new joints stay in good condition:
- Fix overflowing gutters above sealed joints
- Have failed joints looked at early
- Leave the joints unpainted unless we have said otherwise
- Point out the joints to other trades
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
When something else is needed
New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:
- Cracked brickwork or render that needs a builder or plasterer
- Cutting new joints into brickwork, which is building work rather than sealant work
- Structural movement, which needs a surveyor or engineer
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.
