External mastic in Dawsholm
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. If you’re dealing with sealant pulling away from one side of the joint and joints pointed up with cement by mistake, we can put it right, whatever the surface.
Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in Dawsholm, repairs to shared parts are usually agreed between the owners, often through a property factor.

External mastic in Dawsholm: local notes
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Historic houses like Tenement House (about 2.5 miles south-east) are a reminder that the area around Dawsholm has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Schools such as Cleveden Secondary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Kelvindale station, split movement joints are easy to miss on a rental until damp shows inside. Tenement House, about 2.5 miles south-east, is one of the historic houses in the wider area around Dawsholm, and older homes nearby need a sealant that suits their walls.

How the job changes by surface
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.
Cladding and façade panels
If the façade has a specified sealant, that is what we use, or one the system allows. Tell us what the building has when you get in touch.
Landlord and commercial work in Dawsholm
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Quotes for external mastic in Dawsholm
The price is agreed before any work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- Which sealant suits the joint
- How much there is to do
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
To make quoting easier, please include:
- A few photos by email, if you can
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- How we’d reach the joints
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.
Why it’s worth doing now in Dawsholm
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. For landlords in Dawsholm, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

When it is not the sealant
We won’t take on work that won’t last, so these are the limits:
- Subsidence or other structural problems
- Rising or penetrating damp from elsewhere in the wall
- Cracks in the bricks or render themselves, away from the joints
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. Inside a flat in Dawsholm, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- Keep pets and children clear of the area while we work

Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Walk round the building once a year and look at the joints
- Leave the joints unpainted unless we have said otherwise
- Never let anyone fill a movement joint with mortar
- Show decorators and builders where the movement joints are
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Common questions in Dawsholm
How is work on the outside of a tenement in Dawsholm normally arranged?
The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.
Is Dawsholm in your area for external mastic?
Yes. We work across all of Scotland, and Dawsholm is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area.
Do you use backing rod?
That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Dawsholm and the rest of Glasgow, along with the rest of our area.
Do you seal joints where cladding meets other materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.
Do you take out the old sealant first?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
