Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

About our external mastic in Bounds Green

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. Common call-outs are for failed seals between different materials and joints where the bead has come unstuck, across concrete & block, render & cladding joints and copings & trims.

What affects the quote in Bounds Green

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The number of rooms or windows

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height
  • The type of property

If you’re in Bounds Green and need external mastic, call 0345 464 0079 or send us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Why act early in Bounds Green

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. In a flat in Bounds Green, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Bounds Green. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Tell anyone working on the walls about the movement joints
  • Deal with leaking gutters that soak the joints below
  • Wash walls gently around the sealant
  • Look over the joints every year, ideally after winter

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

External mastic in Bounds Green: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Bruce Castle (about 2.2 miles east) nearby, there’s older building stock in the area around Bounds Green as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Schools such as Bounds Green Infant School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as St Barnabas Greek Orthodox Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. As a London address, Bounds Green can be tricky for parking: let us know about parking bays, permits or a driveway.

Bounds Green: your questions answered

Is parking an issue for external mastic in Bounds Green?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you do external mastic in Bounds Green?

Yes, Bounds Green is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.

Do you work at height?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces with primer where required.

When something else is needed

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracking across the wall rather than at a joint

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Façade panels

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
