External mastic in Borgh

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We work on render & cladding joints, copings & trims and façade panels, and common reasons people get in touch are panel joints letting water in and damp patches traced to an open external joint.

In and around a place like Borgh, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

A one-year guarantee comes as standard.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Loose or hollow render, which needs re-rendering
  • Damp that isn’t coming from the joint
  • Cracking across the wall rather than at a joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames

How to look after the new joints

To keep the joints looking good and working properly:

  • Check the sealant is paintable before painting near it
  • Keep high-pressure jets off the joints
  • Keep movement joints as flexible joints, not mortar
  • Keep soil, plants and ivy away from the joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take anything from a few hours to several days, depending on the building. For a place like Borgh, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Why it’s worth doing now in Borgh

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Surface by surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Common questions in Borgh

Does living near the coast affect external mastic in Borgh?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to Borgh?

Yes. Borgh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before any work starts.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Borgh.

Do you use backing rod?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Outside joints around Borgh

Borgh is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

For jobs in and around Borgh, choosing the right material for each joint is as important as a tidy finish. Around Borgh, as everywhere, external mastic is only as good as the preparation behind it.
