Regrouting for homes and businesses in Borgh
If you’ve been scrubbing grout that will not come clean, the discolouration has normally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. If you’re dealing with grout that makes sound tiles look old and dirty, worn grout on a tiled floor, we can put it right, on shower walls, wet rooms and kitchen splashbacks alike.
Bathrooms in smaller places like Borgh work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Our work is backed for twelve months.

Borgh homes and their sealant
Borgh is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Borgh, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
Borgh (Gaelic: Borve) is in Na h-Eileanan Siar. Borgh gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Borgh is one of 87 places in Na h-Eileanan Siar where we work for regrouting.
All of HS2 is within our area for regrouting, from the main roads to the quietest streets. Regrouting is available to properties on Gearra Mor and Sraid na H-Eaglaise. Nearby, we also carry out regrouting in Shader (1 mile south-west), Barabhas (5 miles south-west), West Side (6 miles south-west), South Dell (6 miles north-east) and North Dell (6 miles north-east). Remote and island addresses need a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.
What affects the cost of regrouting
We quote each job individually. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- The size of the job
- Access and height
- Which sealant suits the joint
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What we need to know
What to tell us when you ask for a quote:
- Photos by email, if that’s easy
- Where the job is, and your postcode
- The type of property
- If someone has resealed it before
Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand.

Questions from Borgh
Will you come out to Borgh?
Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Borgh in your area for regrouting?
Yes, Borgh is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Could my grout be a different colour after regrouting?
Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Are you fully insured?
Yes. Mr Mastic is fully insured.
How long will you be here?
As a guide, most jobs take a few hours, or longer for a fully tiled room. Larger jobs naturally take longer.
Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Tiles that are loose or hollow behind
- A structure that flexes behind the tiles
- A leaking shower valve or waste
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What happens on the day
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. Outside jobs in Borgh need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
How to prepare
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in
Getting a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
Common problems we fix in Borgh
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and when they aren’t, water gets in.
People usually contact us after spotting one of these:
- Grout that stays dark however much it’s cleaned
- Old grout in a dated colour
- Shower grout that has worn away
- Corners filled with grout instead of silicone
Whether the job is in Borgh itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- Who turns up on the day
- What the cure time is
- The length of the guarantee
- Which sealant they’ll use, and why
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured.
How the job changes by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
