Outside joints around Belgravia

In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking. Historic houses like Apsley House (about 0.4 miles north) are a reminder that the area around Belgravia has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Rented homes near London Victoria station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near St Peter's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as Holy Trinity CofE Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

External mastic for homes and businesses in Belgravia

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what access is needed. We work on copings & trims, concrete & block and brickwork movement joints, and common reasons people get in touch are water getting into walls through failed joints and sealant pulling away from one side of the joint.

Outside work in London starts with access: side passages, upper floors and where to park. For a home in Belgravia, tell us how high the joints are and how to reach the back of the building.

Each job carries a 12-month guarantee, whatever its size.

FAQs for Belgravia

Can you help a landlord with a rental near London Victoria station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Is parking a problem for a job in Belgravia?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Do you come to Belgravia?

Yes. We are based in Crawley and work across South East England, London and Scotland, Belgravia included.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Where are you based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What happens if it’s left?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

How to look after the new joints

So the new joints stay in good condition:

  • Never let anyone fill a movement joint with mortar
  • Clear growth from the base of walls and joints
  • Check the sealant is paintable before painting near it
  • Walk round the building once a year and look at the joints

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

When it is not the sealant

We will not take on work that won’t last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer
  • Adding movement joints to masonry that has none

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

What affects the quote in Belgravia

For a quick quote, just ask. The main things that affect it are:

  • Whether the work is at height
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Belgravia. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before
