Trusted external mastic in Aberlour

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams in Aberlour and across Moray. Several sites can be quoted together, and we are fully insured.

How we handle external mastic in Aberlour

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. We are often asked to deal with failed sealant between panels on a façade and sealant that has lost its bond to the brick or render, across façade panels, brickwork movement joints and joints between brick and frames.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Every job is covered by a one-year guarantee, wherever you are in Moray.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Questions from Aberlour

Is Aberlour in your area for external mastic?

Yes, Aberlour is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Is Aberlour within the area you cover?

Yes. Aberlour is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long does external mastic take?

That depends on the amount of work, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will tell you when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Walls and rooflines in Aberlour

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Around Aberlour, as everywhere, external mastic is only as good as the preparation behind it.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it. Send us any details you have about the façade.

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before sealing.

What affects the cost of external mastic

Jobs vary more than people expect. The main factors:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • The type of sealant required

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • A few photos by email, if you can
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Around Aberlour, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What we’re called out for in Aberlour

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and tears as soon as the joint widens.

Common reasons people contact us include:

  • Joints where the bead has come unstuck
  • Rigid filler in a joint that should flex
  • Rain getting behind render or cladding at a joint
  • Plants rooting in failed movement joints

If you live in an older home near St Margaret's Episcopal Church and Burial Ground, an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • How hidden problems are handled
  • Whether the sealant suits the joint
  • How the colour is chosen
  • When the joint can take water or movement
