Commercial sealant in Northend, done properly

Wet areas get anti-fungal sanitary silicone, and kitchens get a food-safe product where it’s needed. We use sealants from Arbo and Everbuild, chosen to suit each joint. We work on retail & leisure sites, welfare facilities and rental portfolios, and common reasons people get in touch are tired sealant in let properties and joints that need doing before an inspection or audit.

For holiday lets, converted business premises or a community building near Northend, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

There’s a 12-month guarantee on every job.

What the job involves on each surface

Office washrooms & kitchens

In staff kitchens, we degrease joints before resealing, using a food-safe sealant by sinks where it’s needed.

Retail & leisure sites

Retail and leisure sites have washrooms, kitchens and changing areas with sealant to maintain. We can plan around opening hours.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Tell cleaning staff when each room can be used
  • Report broken fans quickly
  • Keep a record of which rooms were resealed and when
  • Plan resealing around quiet periods

Add sealant checks to your planned maintenance. Checking joints alongside other room checks catches failures before they leak.

Black sealant in a staff washroom or guest bathroom draws complaints. Left long enough, it spreads through the bead, and only replacement fixes it.

How we quote for commercial sealant

Your quote is based on your job. We take into account:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • The number of rooms or windows
  • Any working-time requirements on site

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • Where the property is

For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

What commercial sealant looks like in Northend

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per room, so whole buildings are phased. Somewhere like Northend needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on

Related advice

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Landlord and commercial work in Northend

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Signs you need commercial sealant in Northend

In an accessible wet room, water spreads across the floor every use, so floor-to-wall joints take standing water. A failed joint there can soon let water into the floor or walls.

Keep an eye out for any of the following:

  • Split sealant around staff kitchen worktops and sinks
  • Leaks from showers into rooms or ceilings below
  • Leaking joints in shower rooms and changing areas
  • Silicone laid over old silicone by a previous contractor

In and around Northend, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.
