What affects the cost of glazing silicone
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- The type of sealant required
- How many areas need sealing
- Mould in or behind the old joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
Helping us quote
Before you ask for a quote, have a think about:
- Where the property is
- How we’d reach the joints
- The type of property
- A few pictures by email, if you can
We quote each job on its own, so start by telling us what you need. Just phone 0345 464 0079 or send us an email with the details.
Glazing silicone in Northend, done properly
Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. Typical jobs include leaks from the base of a shower screen and silicone pulling away from the glass, on glass balustrade bases, glass-to-glass joints and glass-to-frame joints.
Somewhere as small as Northend, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
You get a one-year guarantee, the same in Northend as everywhere else we work.

Will you come out to Northend?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
What does glazing silicone cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Is a special sealant needed for glass?
A glazing silicone chosen for the joint. Neutral-cure products suit most glass and frames.

Why it’s worth doing now in Northend
If the problem is a misted unit or a broken panel, sealant will not help. We’ll tell you that rather than seal it anyway and point you to a glazier or roofer. Where a wall is exposed, as many are in small places like Northend, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A broken pane or roof panel
- Leaks from the roof covering or flashing (a roofer’s job)
- A roof that has moved or dropped
If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Frames and glazing around Northend
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Stonor Park (about 2.1 miles south) are a reminder that the area around Northend has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Different surfaces, different methods
Glass-to-frame joints
Glass-to-frame joints need a sealant that bonds to both. We choose a product that suits both.
Conservatory frames
Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.
How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from an hour or two to most of a day, depending on the size of the job. For a village or hamlet like Northend, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, we check where the water gets in.
- We remove the old sealant carefully.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
Before we arrive
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.
Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clean glass with a mild cleaner and a soft cloth
- Check the gutters above the glazing for debris
- Run a squeegee over the glass when you are done
- Keep harsh solvents off the silicone
Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.
Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we’ll find out which.
