What commercial sealant looks like in Christmas Common

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For buildings such as Church of the Nativity, halls and community kitchens see heavy use, and their sealant shows it.

Christmas Common is about 8 miles south of Thame, in Oxfordshire. Jobs in Christmas Common get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 443 towns and villages across Oxfordshire, large and small. For nearby work, see our Reading page (13 miles or so).

Common questions in Christmas Common

Is there a guarantee on commercial sealant in Christmas Common?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Christmas Common in your area for commercial sealant?

Yes, Christmas Common is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

How much does commercial sealant cost in Christmas Common?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How long do rooms need to be out of use?

It depends on the product, but around 24 hours is typical. Housekeeping get the cure time for each room.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Hotel bathrooms

Guest bathrooms are resealed room by room or in batches, so most rooms stay available. Housekeeping get a cure time for each room.

When to call us in Christmas Common

A rushed reseal between guests rarely lasts. New silicone over old, joints that weren’t dried, or an unsuitable product all lead to the same thing: another reseal before long.

Any of these means the joints need attention:

  • Shower leaks reaching the floor below
  • Sealant failing again soon after quick repairs
  • Failed floor-level joints in accessible wet rooms
  • Tired sealant in let properties

Managing a site like Icknield Community College? Then busy washrooms and kitchens can be resealed in phases so they stay open.

  • Whether all the old sealant comes out first

Choosing a sealant specialist

Landlords, agents and businesses in Christmas Common

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Failed tanking or loose tiles behind the sealant
  • Certifying fire stopping or building compliance
  • Damaged sanitaryware that needs replacing

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

  • Welfare facilities
  • Office washrooms & kitchens
  • Student & care accommodation
  • Hotel bathrooms
  • Retail & leisure sites

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What happens on the day

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work normally takes as long as the scope needs, from one welfare room to a full building. Somewhere as small as Christmas Common, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Tell us the rooms, hours and site rules, and we will plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Put a squeegee in each shower
  • Ask cleaners to go gently on the silicone
  • Tell cleaning staff when each room can be used
  • Note the date each area was done

Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.

Mould in shared washrooms gets noticed and talked about. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
