North Street questions
Do you cover North Street for commercial sealant?
Yes. We work across London and the South East, and North Street is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.
Do you cover smaller places like North Street?
Yes, North Street is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it OK to seal over old sealant?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
How long does the job take?
As a guide, most jobs take a morning for a small washroom, and a planned programme for bigger sites. Bigger jobs take longer.
Can you reseal hotel rooms while we stay open?
Yes. Rooms are done a few at a time, so only a few are out of use at once. Each room comes back with its cure time for housekeeping.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover North Street.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Commercial sealant in North Street, done properly
For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can go on one quote. Common call-outs are for rental bathrooms that need resealing between tenants and worktop sealant that has shrunk and stained, on office washrooms & kitchens, retail & leisure sites and hotel bathrooms.
For a small place like North Street, the journey and timings are agreed in advance, so it can be fitted around guests, clients or events where possible.
All of our work is guaranteed for twelve months.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Damaged sanitaryware that needs replacing
- Leaking pipework, valves or wastes (a plumber’s job)
- Assessing what fire stopping a building needs
If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.
What we seal
- Rental portfolios
- Office washrooms & kitchens
- Retail & leisure sites
- Student & care accommodation
- Welfare facilities
- Hotel bathrooms
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the quote in North Street
We do not publish a price list. The quote depends on:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Mould in or behind the old joints
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode
- How we’d reach the joints
- A few photos by email, if you can
- If someone has resealed it before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
How to look after the new joints
After the cure time, these simple habits help:
- Leave squeegees in busy showers
- Tell cleaning staff when each room can be used
- Keep a record of which rooms were resealed and when
- Include the silicone on your room checklists
Ask staff to report splits or lifting sealant early. Catching one split early can save a leak later, and if anything looks wrong, just ring 0345 464 0079 or email us.
A room that can’t be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.
Commercial sealant around North Street
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Community buildings like Church of St Peter are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it. For site and facilities teams at buildings such as Ropley Church of England Primary School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

How it works
Before we leave, we go over the finished joints with you. The work normally takes a morning for a small washroom, and a planned programme for bigger sites, depending on how much there is to do. Somewhere like North Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We start with a site walk to agree the rooms and the timing.
- Each area is protected and the old sealant cut out completely.
- The joints are degreased, treated and left to dry.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- Rooms are checked and returned with a cure time so staff know when to use them.
Preparing for the visit
- Clear the area around the work
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in

Why act early in North Street
First impressions are often made in the washroom. Black sealant makes a clean room look dirty, and scrubbing will not fix it. Replacing it does. In a small place like North Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us and we will talk you through it.
