How we quote for commercial sealant

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether the work is at height
  • The size of the job
  • Any working-time requirements on site
  • Which sealant suits the joint

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

When you call or email, it’s useful to know:

  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • The rough size of the job

We quote each job on its own. Simply call 0345 464 0079 or send us an email and describe the job, and pictures are welcome.

About our commercial sealant in Naphill

Landlords and agents with several properties can have bathrooms and kitchens resealed between tenancies. We can quote for several properties at once. If you have washrooms that need sorting before an inspection and repeated reseals that don’t last, we can help, on welfare facilities, hotel bathrooms and retail & leisure sites alike.

In a village or hamlet like Naphill, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or drop us an email.

Welfare facilities

Before a health and safety visit or audit, tired sealant is easy to sort. Tell us your deadline and we will plan the work and cure time around it.

Rental portfolios

Landlords and agents can have several properties resealed in one programme.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a single washroom, longer for a whole building. Somewhere as small as Naphill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with a site walk to agree the rooms and the timing.
  2. Every area is sheeted and the old silicone stripped out.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled.
  5. We check every room and give its cure time for housekeeping.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Naphill: your questions answered

I let a flat near Saunderton station. Can you help?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Is Naphill within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can the hotel stay open while you work?

Yes. We agree the room order and times with your managers, and each room is handed back with a cure time.

Do you guarantee commercial jobs?

Yes. We’re fully insured, ARBOMaster approved and give a 12-month guarantee on every job.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

What happens if it’s left?

Sealant work is quick by the room: the job takes a morning for a small washroom, and a planned programme for bigger sites. After that, each area needs its cure time before use, so the programme is planned around cure times. Older cottages and farmhouses around Naphill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Why book with us

  • Colour agreed with you before any work starts
  • Arbo and Everbuild products
  • Fully insured
  • A 12-month guarantee on all work

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Damaged sanitaryware that needs replacing
  • Certifying fire stopping or building compliance

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Signs you need commercial sealant in Naphill

Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading. A tray that is not fully supported soon tears its seal.

Common reasons people contact us are:

  • Split sealant where wet room floors meet walls
  • Mouldy washroom sealant that staff and guests notice
  • Worktop sealant that has shrunk and stained
  • Whole floors of tired en suites

If you look after a church, hall or community building such as Church of St Botolph, halls and community kitchens see heavy use, and their sealant shows it.

What to look for in a quote

  • Is VAT in the price?
  • How long the guarantee is
  • What product goes in the joint
  • Whether all the old sealant comes out first
