How we handle commercial sealant in Merton Abbey

Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged. Common call-outs are for too many rooms to reseal without closing the building and failed joints in office kitchens and tea points, across retail & leisure sites, office washrooms & kitchens and welfare facilities.

Commercial work in London comes with its own logistics: loading restrictions, building rules and tight access. Timings and access are agreed with the building before work starts in Merton Abbey, and room-by-room programmes can be planned where needed.

There’s a 12-month guarantee on every job, large or small.

Questions from Merton Abbey

Can you help a landlord with a rental near Haydons Road station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Is parking a problem for a job in Merton Abbey?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can you match the sealant colour?

Most of the time, yes. We’ll tell you which colours the right product comes in and agree one before work begins.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you cover Merton Abbey?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Where is Mr Mastic based?

We work from Crawley. We cover Merton Abbey and the rest of Greater London, along with the rest of our area.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you reseal every bathroom in a hotel?

Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.

Aftercare tips

Aftercare is simple:

  • Leave squeegees in busy showers
  • Book larger programmes for quieter times of year
  • Report broken fans quickly
  • Pass on the cure time to whoever cleans the rooms

Each room is handed back with its cure time, which is generally around 24 hours. Pass it on to housekeeping or cleaners so the new sealant is not wetted or scrubbed too soon.

Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.

Leave it or put it right?

Guests and staff judge a building by its bathrooms. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing won’t fix it. New sealant does. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Merton Abbey, the repair is bigger than a sealant job.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Surface by surface

Hotel bathrooms

Guest bathrooms are resealed room by room or in batches, keeping most of the hotel open. Housekeeping get a cure time for each room.

Student & care accommodation

Many accommodation blocks have rows of similar en suites. A room-by-room programme keeps the job efficient.

How the visit works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a morning for a small washroom, and a planned programme for bigger sites for a typical job. In a London area like Merton Abbey, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • Clear items away from the joints we’re working on

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracked trays or baths rather than failed joints
  • Fire risk assessments or certification
  • Water damage behind the tiles that needs a tiler or builder

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

Commercial buildings in Merton Abbey

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Commercial buildings in London often have strict access rules and limited loading, so out-of-hours working can be arranged where needed.

For site and facilities teams at buildings such as Haslemere Primary School, washroom and kitchen sealant can be programmed around term times or opening hours.
