Commercial sealant near Iford

Commercial sealant in Iford, done properly

In student and care accommodation, there are often many near-identical bathrooms. A room-by-room programme keeps the job organised, fitting around residents and staff. If you have tired sealant ahead of a health and safety audit and black, stained silicone in guest bathrooms, we can help, whatever the surface.

Somewhere as small as Iford, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

All of our work is guaranteed for twelve months, in Iford and everywhere else we cover.

Leave it or put it right?

Refitting a washroom is a big, disruptive project. When the fittings are sound, renewing the sealant brings it back with far less upheaval. We’ll tell you if we find anything that needs another trade. Where a wall is exposed, as many are in small places like Iford, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

When to call us in Iford

A rushed reseal between guests rarely lasts. Sealing over old silicone, sealing wet joints or using the wrong product all lead to the same thing: another reseal before long.

Any of these means the joints need attention:

  • Silicone laid over old silicone by a previous contractor
  • Large numbers of bathrooms needing the same work
  • Mouldy bathrooms flagged at a tenancy check
  • Leaking joints in shower rooms and changing areas

Community buildings like St Pancras Church (Kingston near Lewes) are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • How long to leave it before use
  • How long the guarantee is
  • Whether all the old sealant comes out first

Iford: your questions answered

Do you cover smaller places like Iford?

Yes. Iford is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Iford in your area for commercial sealant?

Yes. We work across London and the South East, and Iford is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

How long does the job take?

As a guide, most jobs take a few hours per area, with larger sites planned over several visits. Bigger jobs take longer, and we will tell you how long to expect.

Can the hotel stay open while you work?

Yes. We work through rooms in batches, so only a few are out of use at once. Housekeeping are told when each room can be let again.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Can you reseal between tenancies?

Yes. A planned programme across a portfolio keeps things simple, fitting around access to each property.

Can you work outside opening hours?

Early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.

The process

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning for a small washroom, and a planned programme for bigger sites. In a small place like Iford, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Tell us the rooms, hours and site rules, and we will plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

Preparing for the visit

  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules
  • Let us know if you’ve seen damp or leaks

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles coming off the wall
  • Water coming from plumbing rather than sealant
  • A broken extractor fan behind the mould problem

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Tell cleaning staff when each room can be used
  • Check extract fans are actually running
  • Book larger programmes for quieter times of year
  • Act on lifting sealant before it leaks

Strong chemicals and scourers wear silicone out faster. Ask cleaners to use mild products and soft cloths on the sealant.

Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, so the fix is replacement.
