What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Damaged sanitaryware that needs replacing
  • Water damage behind the tiles that needs a tiler or builder
  • Extraction that isn’t working, which needs an electrician or ventilation contractor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Commercial sealant in Craigton, done properly

Staff facilities can’t be out of action for long. Early starts and out-of-hours work can be arranged to keep disruption down. You’re told when each area can be used again. If you’re dealing with large numbers of bathrooms needing the same work and black, stained silicone in guest bathrooms, we can help.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Craigton, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

There’s a 12-month guarantee on every job.

Craigton questions

Do you cover Craigton for commercial sealant?

Yes, Craigton is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is commercial sealant in Craigton guaranteed?

All our work, in Craigton and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you start early or work out of hours?

Out-of-hours work and early starts can be arranged. Tell us what you need when you ask for a quote.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

What does commercial sealant cost?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work normally takes as long as the scope needs, from one welfare room to a full building. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Craigton, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. We agree when we will work, with early or out-of-hours slots where they can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Joints are dried, then resealed and tooled neatly.
  5. Housekeeping or site staff are told when each area can be used.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Let us know about parking restrictions

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Schedule work around occupancy
  • Tell cleaning staff when each room can be used
  • Include the silicone on your room checklists
  • Check extract fans are actually running

Daily cleaning with harsh chemicals shortens the life of any sealant. A mild cleaner and a soft cloth is enough for the joints, with stronger products kept off the bead.

In a commercial building, a leak can quickly spread beyond one room: through floors, into ceilings and across into corridors. Early resealing keeps it from getting that far.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What affects the cost of commercial sealant

You’ll get a clear quote before any work starts. It’s based on:

  • The size of the job
  • Any mould that needs treating
  • Working hours on commercial sites
  • How easy the joints are to reach

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Where the property is
  • Pictures of the joints, sent by email

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Surface by surface

Welfare facilities

Welfare facilities, shower rooms and changing areas need to stay usable. We can plan the work in sections so part of the facilities stays in use.

Retail & leisure sites

Customer toilets reflect on the business, and fresh sealant makes them look well kept.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
