How we handle commercial sealant in Coulport

We fit the work around your building. Rooms can be done one at a time, floor by floor or in batches, and out-of-hours work or early starts can be arranged. We’re often asked to deal with failed floor-level joints in accessible wet rooms and silicone laid over old silicone by a previous contractor, on welfare facilities, hotel bathrooms and office washrooms & kitchens.

In a smaller place like Coulport, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What commercial sealant looks like in Coulport

For seaside hotels, guest houses and holiday lets around Coulport, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

Around Coulport, as everywhere, commercial sealant is only as good as the preparation behind it.

Coulport questions

Will you come out to Coulport?

Yes, Coulport is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Garelochhead station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Does commercial work come with a guarantee?

Yes. Every job, domestic or commercial, carries our 12-month guarantee.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

How long will you be here?

As a guide, most jobs take a few hours per area, with larger sites planned over several visits. Bigger jobs take longer.

Can you work outside opening hours?

That can be arranged for many jobs. We will confirm the working hours with your quote.

Can the hotel stay open while you work?

Yes. Each visit covers an agreed batch of rooms, working around check-out and check-in where possible.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

What sealant work cannot fix

We won’t take on work that will not last, so these are the limits:

  • Failed tanking or loose tiles behind the sealant
  • A shower tray, bath or basin that is cracked or broken
  • Leaking pipework, valves or wastes (a plumber’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a morning for a small washroom, and a planned programme for bigger sites. For a place like Coulport, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start with a site walk to agree the rooms and the timing.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky

Advice

Why deal with it now?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. A reseal now avoids that. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Ask cleaners to go gently on the silicone
  • Book larger programmes for quieter times of year
  • Put a squeegee in each shower
  • Keep extractor fans working and serviced

Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and that is what keeps mould away.

Planned resealing is easier to manage than emergency repairs. Rooms can be scheduled around occupancy and staff, rather than closed at short notice.

What we’re called out for in Coulport

Commercial buildings settle and move with temperature, and lightweight partitions flex more than masonry. Joints between different materials take the strain and eventually tear.

It’s worth asking for a quote if you see:

  • Joints that need doing before an inspection or audit
  • Shower leaks reaching the floor below
  • Washroom sealant that looks dirty however often it’s cleaned
  • Whole floors of tired en suites

If you let a flat or house near Garelochhead station, sealant work can be quoted for a single flat or a whole portfolio.

Comparing quotes

  • Whether you can choose the colour
  • Whether they seal over old material or remove it
  • How long to leave it before use
  • What happens if the job turns out different
