Bathroom resealing near West Horsley

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.

Bathroom resealing in West Horsley, done properly

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include damp behind the bath or under the tray and mouldy sealant that has gone black, across kitchen worktops & upstands, basins & vanity units and wet rooms.

Smaller places like West Horsley still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Big or small, it’s backed by our 12-month guarantee.

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

West Horsley: your questions answered

Do you cover West Horsley for bathroom resealing?

Yes, West Horsley is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

Do you work for landlords with property near Horsley station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How do I get a quote for bathroom resealing in West Horsley?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

What sealant work can’t fix

New sealant cannot fix everything, and we’ll tell you before work begins. Sealant will not put right:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Bathroom resealing around West Horsley

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Rented homes near Horsley station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as The Raleigh School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like West Horsley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wait for the cure time we give you
  • Wipe the sealant dry after showering
  • Move toiletries away from the joint

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Do you need bathroom resealing in West Horsley?

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Keep an eye out for any of the following:

  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles
  • Two layers of silicone, both failing
  • Failed sealant on the screen profile

For an older house near a landmark such as Church of St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
