Bathroom resealing for homes and businesses in Virginia Water

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with gaps between the worktop and the wall and smears of silicone across the tiles, across sinks & splashbacks, baths and basins & vanity units.

Even in a smaller place like Virginia Water, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

Why act early in Virginia Water

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Homes in smaller places like Virginia Water can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Bathroom resealing around Virginia Water

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Trumps Green Infant School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Christ Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Common problems we fix in Virginia Water

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

Most people get in touch after spotting one of these:

  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • Water getting behind the bath panel

For landlords with property near Virginia Water station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Our hiring checklist

How the visit works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. Parking around Virginia Water is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • Clear the area around the work

Virginia Water: your questions answered

Can you help a landlord with a rental near Virginia Water station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Do you cover smaller places like Virginia Water?

Yes, Virginia Water is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or email us.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What the job involves on each surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • Mould in or behind the old joints
  • How much there is to do
  • Working hours on commercial sites
  • How many areas need sealing

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • The problem you’ve noticed
  • The address or postcode of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then
  • Dry worktop joints after washing up
  • Look for lifting corners and small gaps now and then

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
