Bathroom resealing in The Holt

About our bathroom resealing in The Holt

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We’re often asked to deal with black spots spreading through the bead and a bead that has pulled away from the tiles, on baths, kitchen worktops & upstands and sinks & splashbacks.

For a small place like The Holt, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the quote in The Holt

Every job gets its own quote. These are the things that affect it:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The number and length of the joints
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • Where the property is
  • How we’d reach the joints
  • A few pictures by email, if you can

How the visit works

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Somewhere like The Holt needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Dry worktop joints after washing up
  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth
  • Never pick at the silicone with a blade

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or send us an email.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Common problems we fix in The Holt

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

These are the problems we are asked about most:

  • Splits where the tray meets the wall
  • A messy, uneven bead from a previous reseal
  • Leaking joints on a shower screen
  • Leaks into the floor or ceiling below

Schools such as Robert Piggott CofE Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

FAQs for The Holt

Can you do bathroom resealing in The Holt?

Yes, The Holt is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing.

I let a flat near Wargrave station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

Surface by surface

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

The Holt homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Leave it or put it right?

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Older cottages and farmhouses around The Holt can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
