What we can’t put right

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

About our bathroom resealing in Telham

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and people most often call us about a joint torn by a bath that flexes and a reseal done over the top of the old bead.

Being in a small place like Telham makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

There’s a 12-month guarantee on every job.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Questions from Telham

Do you work in hotels near Telham?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Telham?

Yes, Telham is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you reseal kitchen worktops and sinks too?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Bathroom resealing around Telham

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. There are hotels and other places to stay in and around Telham. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you look after a building such as Claverham Community College, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Battle station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Common problems we fix in Telham

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

These are the problems we are asked about most:

  • Black mould in the silicone that will not clean off
  • Leaks into the floor or ceiling below
  • Two layers of silicone, both failing
  • Smears of silicone across the tiles

In the older streets around Chapel of the Ascension, older homes can move a little, which is hard on rigid grout and tired sealant.

  • How the colour is chosen

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What to tell us for a quote

To help us quote quickly, let us know:

  • What’s wrong with the joints now
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

How to look after the new joints

After the cure time, these simple habits help:

  • Wipe up water along the back of the worktop
  • Keep the fan on for a while after bathing
  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

How it works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Telham, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before
