Bathroom resealing near Summerston

Bathroom resealing in Summerston, done properly

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and gaps between the worktop and the wall, on kitchen worktops & upstands, wet rooms and shower trays & enclosures.

From stone-built tenements to new flats and suburban houses, Summerston is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Whatever the size of the job, it’s backed by our 12-month guarantee in Summerston and across Glasgow.

Common problems we fix in Summerston

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Common reasons people contact us include:

  • Splits where the tray meets the wall
  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Failed sealant on the screen profile

For site and facilities teams at buildings such as John Paul Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • What preparation is included
  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • Whether you can choose the colour

Your questions about bathroom resealing in Summerston

Do you work for landlords with property near Summerston station?

Yes. We work for landlords and agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can a failed shower seal in a tenement flat in Summerston leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Where is Mr Mastic based?

We work from Crawley. We cover Summerston and the rest of Glasgow, along with the rest of our area.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Why deal with it now?

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. For landlords in Summerston, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before work begins. Most jobs take a morning or an afternoon for most single baths and showers. Inside a flat in Summerston, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on

Advice

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Quotes for bathroom resealing in Summerston

The quote reflects the job in front of us. We take into account:

  • How easy the joints are to reach
  • The product the joint needs
  • When we can work, for business premises
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • How we’d reach the joints

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Don’t let bottles sit on the bead
  • Wait for the cure time we give you

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Bathroom resealing in Summerston: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

Rented homes near Summerston station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint
