Bathroom resealing in Torrance

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Torrance. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on kitchen worktops & upstands, sinks & splashbacks and wet rooms, and common reasons people get in touch are splits where the tray meets the wall and failed sealant on the screen profile.

Bathrooms in smaller places like Torrance work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the quote in Torrance

Call for a quick quote. The main things that affect it are:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Access and height
  • How much old sealant there is and how hard it is to remove

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that is easy
  • Whether it has been sealed before
  • What’s wrong with the joints now
  • The address or postcode of the job

We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

Your questions about bathroom resealing in Torrance

Will you come out to Torrance?

Yes, Torrance is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Torrance for bathroom resealing?

Yes, Torrance is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What we do, step by step

The work is kept neat and contained to the joints we’re treating. The job normally takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Torrance, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Advice

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep an eye on the corners, where splits start
  • Give the silicone its full cure time
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Torrance, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Bathroom resealing in Torrance: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Bishopbriggs Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Cadder Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Bishopbriggs station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
