- Black spots spreading through the bead
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
Do you need bathroom resealing in Stanwell?
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Look out for these signs:
- Black spots spreading through the bead
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
- Water getting behind the bath panel
Schools such as Stanwell Fields CofE Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How we handle bathroom resealing in Stanwell
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, wet rooms and baths, and people most often call us about lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved.
Homes around Stanwell range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damage behind the tiles that needs a tiler
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.

Common questions in Stanwell
Will you come out to Stanwell?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Ashford Surrey station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
The process
At the end, we look at the finished work together and explain the cure time. The visit itself generally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. In a smaller place like Stanwell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
- On commercial sites, let us know about site rules

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Bathrooms and kitchens in Stanwell
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Stanwell has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For an older house near a landmark such as Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Ashford Surrey station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Quotes for bathroom resealing in Stanwell
The price is agreed before any work begins. It takes into account:
- The size of the job
- The type of sealant required
- The number of rooms or windows
- Any mould that needs treating
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- The address or postcode of the job
- Whether it’s a home or a business
We quote each job on its own, so start by telling us what you need. Simply phone 0345 464 0079 or send us an email and describe the job.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Give the silicone its full cure time
- Keep scourers and sharp tools away from the bead
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
