Bathroom & kitchen resealing in Scrabster, Highland
Problem with your baths, showers and worktops in Scrabster? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Failed sealant on the screen profile
- A joint torn by a bath that flexes
- Smears of silicone across the tiles
About our bathroom resealing in Scrabster
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for a reseal done over the top of the old bead and leaks into the floor or ceiling below, on wet rooms, shower trays & enclosures and basins & vanity units.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Your job is guaranteed for a year, as with all our work.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Scrabster depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Before we arrive
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children

FAQs for Scrabster
I let a flat near Thurso station. Can you help?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is Scrabster in your area for bathroom resealing?
Yes, Scrabster is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Is the work guaranteed?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Looking after it afterwards
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Look for lifting corners and small gaps now and then
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Signs you need bathroom resealing in Scrabster
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
These are the problems we’re asked about most:
- Leaking joints on a shower screen
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
If you look after a building such as Thurso High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in Scrabster
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Around Scrabster, water from a failed joint in an older stone home can soak into timber and plaster.
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Bathrooms and kitchens in Scrabster
Scrabster is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Letting a property close to Thurso station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
