Bathroom resealing in Sandleheath

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you’re dealing with a messy, uneven bead from a previous reseal and water escaping at the shower enclosure, we can help, whatever the surface.

Being in a small place like Sandleheath makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Your job is guaranteed for a year, as with all our work.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Honest limits

In fairness, some problems need a different trade:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. In a small place like Sandleheath, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Tell us about any water getting in

Advice

How we quote for bathroom resealing

We do not publish a price list. The quote depends on:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How many rooms, windows or areas are involved

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What to tell us for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Where the property is

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or send us an email.

Your questions about bathroom resealing in Sandleheath

Is Sandleheath in your area for bathroom resealing?

Yes. We work across London and the South East, and Sandleheath is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing.

Will you come out to Sandleheath?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

When can I use the bath or shower again?

After around 24 hours in most cases. You will get the exact cure time before we leave.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

What we’re called out for in Sandleheath

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

People normally contact us after spotting something like this:

  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • Sealant that has split, shrunk or peeled away

Schools such as The Burgate School and Sixth Form are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering
  • Move toiletries away from the joint

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Landlord and commercial work in Sandleheath

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What bathroom resealing looks like in Sandleheath

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

In the older streets around Sandleheath Uniting Church, older homes can move a little, which is hard on rigid grout and tired sealant.
