Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Bathroom resealing in Rowly, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and the jobs we see most are shrunken sealant along the back of a worktop and leaks into the floor or ceiling below.

For a small place like Rowly, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows. Older cottages and farmhouses around Rowly can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • A tray or bath that’s cracked through

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

What happens on the day

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Rowly, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Dry the bead with a towel now and then
  • Move toiletries away from the joint
  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Signs you need bathroom resealing in Rowly

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked, shrunken or lifting silicone
  • Mouldy sealant that has gone black
  • Smears of silicone across the tiles
  • Shrunken sealant along the back of a worktop

If you look after a building such as Glebelands School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common questions in Rowly

Can you do bathroom resealing in Rowly?

Yes, Rowly is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear price.

Do you cover smaller places like Rowly?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.
