About our bathroom resealing in Phoenix Green
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with gaps where the bath or tray has moved and sealant that has split, shrunk or peeled away, across kitchen worktops & upstands, sinks & splashbacks and wet rooms.
For a small place like Phoenix Green, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
All our work comes with our one-year guarantee.

What we do, step by step
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work usually takes a couple of hours for a single bath or shower. Somewhere like Phoenix Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
How to look after the new joints
After the cure time, these simple habits help:
- Wipe the sealant dry after showering
- Clean with a mild bathroom cleaner and a soft cloth
- Run the extractor fan during and after every shower
- Give the silicone its full cure time
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

When to call us in Phoenix Green
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
It’s worth asking for a quote if you see:
- Shrunken sealant along the back of a worktop
- Gaps where the bath or tray has moved
- Black mould in the silicone that won’t clean off
- A reseal done over the top of the old bead

Phoenix Green homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Winchfield station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Surface by surface
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Questions from Phoenix Green
Can you help a landlord with a rental near Winchfield station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Do you cover smaller places like Phoenix Green?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What information do you need?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
Do you have insurance?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether the work is at height
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
Before you ask for a quote, have a think about:
- The type of property
- Pictures of the joints, sent by email
- The problem you’ve noticed
- Where the job is, and your postcode
For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.
