DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Somewhere like Penn needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Preparing for the visit
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints

Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Penn homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Tylers Green First School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near High Wycombe station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Church of St Margaret, older homes can move a little, which is hard on rigid grout and tired sealant.
Penn is about 2 miles east of High Wycombe, in Buckinghamshire. Homes, rented property, offices and hotels in Penn is covered for bathroom resealing. The work is guaranteed for a year. What we can’t put right
It helps to know what we can’t do too:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall

Yes. Penn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do bathroom resealing in Penn?
Yes, Penn is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or drop us an email.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Keeping the joints in good condition
So the new joints stay in good condition:
- Use gentle cleaners on the silicone
- Don’t leave water standing on kitchen joints
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
